Privacy Policy

You can browse every listing without giving us anything. There are no accounts and no sign-in. We set no cookies, use no tracking pixels, no third-party analytics service, and no advertising.

We do keep anonymous counts of how the site is used:

• which listings appear in search results, and where in the list,
• which listings are opened, and which categories are chosen on the home page,
• how often someone clicks through to an agency’s website, or taps a private seller’s phone number.

We use these counts to show agencies how much interest their listings receive here, and to work out which listings are worth showing more prominently.

We do not store your IP address. To tell ten visitors apart from one visitor clicking ten times, we turn your IP address and browser type into a scrambled code, using a secret key that changes every day. The code cannot be turned back into your IP address, and because the key changes daily, it cannot be used to recognise you from one day to the next.

When you click “View original listing”, you pass briefly through our site on the way, and we add a tag to the link so the agency can see the visit came from Vanuatu Listings. Once you are on the agency’s website, its own privacy policy applies.

Our hosting provider also keeps ordinary server logs, as any web host does.

Only what the form asks for:

• About the property — title, description, price, sale or rent, island, area, bedrooms, property type.
• Photos you upload.
• A phone number, so interested buyers or tenants can contact you.
• Your email address, so we can confirm the listing is really yours and send you the link for managing it.

We do not ask for your name, your address, or any identity document, and there is nowhere to enter payment details because the site never takes payment.

The property details, your photos, and your phone number appear publicly on your listing — the phone number is the point, since it is how people reach you.

Your email address is never published and is never shown to anyone browsing. It is used only to email you: the confirmation link, your management link, a reminder before the listing expires, and whether the listing was approved or declined.

We do not sell, rent, or share your details with anyone for marketing.

We use three services, each handling data on our behalf:

• Supabase — stores the listing database and the anonymous usage counts, and hosts the photos you upload.
• Resend — delivers the emails described above. It handles your email address in order to send them.
• Vercel — hosts the site itself and serves the pages you visit.

These providers store data on servers outside Vanuatu. We do not use your data for anything beyond running this site.

Because there are no accounts, the link we email you is the single thing that controls your listing. Anyone holding that link can view it, renew it, or take it down. It does not expire.

So treat it like a password: don’t post it or forward it to anyone you would not want editing your listing. If it goes astray, email us and we will retire the listing.

A published listing stays live for 30 days. We email you shortly before that, and you can renew it for another 30 days as often as you like. Without a renewal it stops being shown.

If you take a listing down, or we decline it, your photos are deleted. They are erased from our storage and their direct links stop working. Taking a listing down is final — it cannot be put back up, which is what makes it safe for us to delete the photos straight away.

An expired listing keeps its photos, because it has not been taken down: you can renew it at any time and it goes straight back up, and deleting the photos would gut a listing you are entitled to revive.

In both cases the listing record itself stays in our database, without the photos. We keep records of past listings so we can tell a genuine re-listing from a duplicate, and so we have a history of what was advertised.

If you want the record itself erased as well, or want an expired listing’s photos deleted before it is taken down, email contact@vanuatulistings.com and we will delete them.

Most listings here are not submitted to us at all. They are collected automatically from real estate agencies’ own public websites — the same details those agencies already publish — and each links back to the agency’s original page. We do not collect personal data about agency staff beyond the contact details an agency itself publishes on a listing.

If you are an agency and would prefer your listings were not included, email contact@vanuatulistings.com and we will remove them.

Email contact@vanuatulistings.com and we will tell you what we hold about you, correct it, or delete it. Since a listing’s management link is the only credential involved, please write from the same email address you used to submit the listing so we can tell it is you.
