Terms of Use

Vanuatu Listings brings property advertised across Vanuatu into one place. Listings come from two sources:

• Agency listings, collected automatically from real estate agencies’ own public websites. Every one links back to the agency’s original page. These agencies are not affiliated with us, and we are not acting for them.
• Private listings, submitted directly by owners and landlords through our submission form.

We are not an estate agent, broker, or intermediary, and we are not a party to any sale, purchase, lease, or tenancy that begins here. We do not take commission, handle payments, hold deposits, arrange viewings, or draft or witness contracts.

Any dealing you enter into is between you and the seller, landlord, or agency directly.

The information here is reproduced from agencies’ websites and from what private sellers submit. We do not inspect properties or independently check the details.

Agency listings are refreshed on a daily schedule, and a listing that disappears from an agency’s site is removed from ours, but there is necessarily a lag. A property may be sold, withdrawn, or priced differently by the time you see it.

Every price is shown in the currency the agency quoted. Where that is not vatu, we also show a vatu figure marked with “≈” — that figure is our own conversion at a recent exchange rate, rounded, and it is not a price anyone has quoted. Treat it as a rough guide only.

Some listings carry an “Under contract” marking, meaning the agency has accepted an offer that has not yet completed. We show these deliberately rather than hiding them, because such sales do fall through and agents often take backup offers — but do not assume one is available.

Verify every detail directly with the seller, landlord, or agency before parting with money. That includes the price, the property’s condition and boundaries, who actually owns it, what is included, and whether it is genuinely available.

Never send a deposit, transfer funds, or commit to anything on the strength of what is shown on this site alone. If someone pressures you to pay quickly, or to pay before you have seen the property or verified who they are, stop and take advice.

Every private submission is read by a person before it appears, and the submitter has to confirm their email address first. That check is there to keep obvious spam and nonsense off the site.

It is not a verification of identity, of ownership, or of whether the property or the person is genuine. Passing our review means only that a listing looked plausible. Apply the same caution you would to any classified advertisement.

If you submit a listing, you confirm that you are entitled to advertise the property and to upload the photos you provide, and you allow us to display that material on the site.

We may edit, decline, or remove any listing at our discretion and without notice — including anything we believe to be inaccurate, misleading, duplicated, unlawful, or simply unsuitable for the site. We are not obliged to publish a submission, and no listing is guaranteed to stay up.

Agency listings link out to the agency’s own website. We do not control those sites and are not responsible for their content, their accuracy, or how they handle your data once you leave here.

The site is provided as it is, without any guarantee that it will be available, complete, or free of errors. We may change or discontinue any part of it at any time.

We may update these terms as the site changes. The date at the top shows when they were last revised, and continuing to use the site means the current version applies.
